Approximately 600-acres located at mile 119 on the Mississippi River. Site has access to two (2) Class I railroad (UP and BNSF). Taking into account wetlands, easements and setbacks, there are approximately 200-acres zoned M2 (Heavy Manufacturing) and ready for immediate development. Site contains multiple natural gas pipelines, high-voltage, 3-phase power and various other product pipelines on the property. Prime location for a collocated production facility with an opportunity to connect to existing deepwater marine infrastructure at the IMTT-St. Rose location, approximately 5,000 feet directly across the Mississippi River. Location is within close proximity to several announced CO2 sequestration projects in St. Charles Parish.

With over 15-million barrels of storage capacity, IMTT-St. Rose is the premier, 3rd party bulk liquid storage facility on the Mississippi River. IMTT-St. Rose is the largest renewable feedstock hub in North America, with over 2.5 million barrels of existing feedstock capacity (fats, oils and greases). IMTT-St. Rose includes several pipeline connections to nearby facilities including, Bunge's Destrehan soybean crushing plant, Diamond Green Diesels renewable fuels refinery, Shell's Norco refinery, and more. Further, IMTT-St. Rose has been selected as the location for the proposed $4.6 billion ammonia production and export facility currently being developed by St. Charles Clean Fuels.
